Average Home Timeline

From Start to Finish, we average about 3–6 months for completion. 

PHASE 1​​

1. Initial Consultation (30min): We discuss the specifics for home needs, location, and budget. 
 

2. Building Selection (1-2 hours): We help you select from models that meet your specifications, talk about upgrade options, decor selections, and other build-out customizations. 
 

3. Site Review [with Contractor]: Provide your contractor information for site review, details, and get a quote.
 

4. Submit Plan (3-10 days): We send off the plans to the factory for quotes. Timeframe highly affected by the seasons.

PHASE 2

​​5. Permitting (2-5 months) [with Contractor]: Work through your selected contractor to obtain the necessary permits from your local jurisdiction.
 

6. Build Out (2-5 months): Upon acceptance of the final factory quote and monetary commitment, construction can begin. We will have updates periodically of the factory's progress with an announcement of the expected roll-off date. 
 

7. Site-prep (1-2 months) [with Contractor]: Build out necessary foundation, utility hookups, and other related site work. You will want to discuss the foundation you prefer, the skirting, and any vapor barriers under the decking.
 

8. Roll-Off: The factory requires payment in full by factory completion of the home.  We help coordinate your payoff arrangements ie: lender or cash.

PHASE 3

9. Delivery (1-3 weeks) [with Contractors]: Should your site be ready for the home, it will be delivered directly to the site. If the site is not yet complete, we can store the home in a secure location.
 

10. Set (1-2 weeks) [with Contractor]: Our set contractors have years of experience along with the required State MDI License to get your home set properly. Availability can vary based on location.
 

11. Trim (3-7 days) [with Contractor]: In addition to the Set contractor, we can suggest an optional interior trim-out, carpet installation contractor at significant savings.
 

12. Keys transferred -  Welcome home! 
 

NOTE: The contractors we refer are familiar with the site work necessary.  However, they are your contractors, hired by you. Should you have a contractor you wish to use, ensure they are licensed, bonded, insured, and familiar with the local city or county requirements.
